The Early Days: Humble Beginnings, Big Aspirations
“I was born in a small village where opportunities were rare and life was modest. We didn’t dream big because we weren’t taught to,” says Mr. Sahoo, reflecting on his childhood in Gada Amaraprasad. His early life was shaped by the values of discipline and hard work instilled by his grandfather, a dedicated schoolteacher, and the bold spirit of his father, who defied the norm to enter the world of business.
“My grandfather believed in education and stability. But my father—he had a fire in him. He chose risk over routine, even when others in the family doubted him. I saw him mortgage my mother’s jewelry just to keep his dream alive. Watching him work day and night left a deep impression on me.”
Driven by the desire to pursue a better life, Manoj moved to Cuttack, where he completed his matriculation at Ravenshaw Collegiate School. He later earned his Civil Engineering degree from KIIT University. It was there that his world expanded beyond the confines of a village or a family business. Surrounded by peers from diverse backgrounds, he began to see business not just as a means to earn but as a path to create impact.
The Spark that Ignited DION
Contrary to what one might expect, real estate wasn’t Manoj’s initial calling. “We originally named it DION to start a bottling plant,” he reveals. “My dream was to create a large-scale industry that could generate employment and contribute to the local economy.”
But fate had other plans. While searching for land for the proposed plant, he became acquainted with the intricacies of the real estate sector. The more he explored, the more he realized the immense potential of urban development in Odisha. However, there were roadblocks.
“My family was not comfortable with the idea of a bottling plant, especially because it involved alcohol. And to be honest, I wasn’t fully satisfied either. I wanted to do something of my own—something that left a positive mark. So, by God’s grace, I ended up in real estate.”
Together with Sabyasachi Mishra, a young MBA with equal enthusiasm for entrepreneurship, and with the invaluable experience of Shri Suresh Chandra Sahoo, a veteran infrastructure contractor, Manoj laid the foundation of what would soon become DION Group.
Turning the Tide: DION’s Rise in Real Estate
Since its inception in 2010, DION Group has grown by leaps and bounds, setting new benchmarks in housing and infrastructure. The group has successfully completed housing projects along the banks of the River Katha Jodi, accommodating over 1,200 families, with an additional 1,600 homes currently under construction.
Notable projects such as RiverFront at Trisulia, DION SKYWALK at CDA Sector 8, and DION TwinTower at CDA Sector 11 have transformed the skyline of Cuttack and elevated the standard of urban living in Odisha. And now, DION is all set to launch an ambitious integrated township project over 12 acres, featuring a mall, hospital, star hotel, and more than 1,000 residential units.
“Our focus has always been on quality and timely delivery,” says Mr. Sahoo. “What makes this possible is our complete control over the construction ecosystem—right from fully automated crushers and RMC plants to brick factories, bitumen plants, and in-house machinery. It’s this integration that sets us apart.”
Diversifying Dreams: DION Automotive
In 2019, the group expanded into the automobile sector by becoming an authorized dealer of Tata Motors’ passenger vehicle and electric mobility units. With six outlets in key locations including Bhubaneswar, Cuttack, Puri, Balugaon, Phulbani, and Berhampur, DION Automotive has already sold over 7,000 vehicles and provided services to more than 20,000 customers.
“We are pushing electric vehicles in a big way,” he says. “For us, it’s not just a business move—it’s about combating air pollution and promoting sustainable transportation.”
The Market Pulse and Future Vision
Mr. Sahoo is optimistic about the future of real estate in Odisha. “The demand for quality housing in the twin cities of Cuttack and Bhubaneswar is rising every day. With the 8th Pay Commission, increasing urban migration, and a positive industrial outlook, the environment is perfect for growth.”
He cites a government study that indicates a demand-supply gap of 140,000 houses in the region. With ORERA in place, buyer confidence is at an all-time high. “The market is ripe, but the focus must be on credibility and delivery. That’s what customers care about most.”
Philosophy of Business: Purpose Over Profit
For Mr. Sahoo, business is never about chasing numbers. “Profit is a byproduct of business,” he says with clarity. “Figure out your business and your profit will grow. But if your focus shifts to profit, your work can go down.”
