FEATURE: As Bhubaneswar rises into the league of modern Indian cities, its skyline is being shaped not just by concrete and steel, but by visionaries who dare to think beyond the ordinary. Among them, Mr. Deepti Ranjan Sahoo, CEO of Goodwill Developers, is leading a quiet revolution—one that is redefining luxury real estate in Odisha with bold ambition and uncompromising quality.
His path to real estate wasn’t conventional—but it was deliberate. With a B.Tech in Electrical and Electronics Engineering from ABIT, Cuttack, an MBA from Amity University, and a law degree under his belt, Mr. Sahoo didn’t just equip himself with academic qualifications—he prepared himself for the multidimensional challenges of modern entrepreneurship. His certification as a Project Management Professional (PMP) further reflects his commitment to structured execution, meticulous planning, and consistent delivery.
Before laying the foundation stones of buildings, Mr. Sahoo laid the groundwork of his career in the digital world. His early experience in digital marketing sharpened his understanding of consumer behavior, branding, and market positioning—skills that later proved vital in real estate. A stint in coal trading and mining between 2016 and 2019 exposed him to the scale and operational complexity of infrastructure-based businesses. But it was in 2019 that he took the decisive leap into real estate, driven by a clear vision: to deliver metro-level luxury living in Bhubaneswar’s most desirable neighborhoods.

That vision took shape with the launch of Goodwill Residency—a premium 3BHK apartment project in Jharpada. With 40 units delivered on time and with precision, it wasn’t just a successful project—it marked the birth of a brand that valued craftsmanship, transparency, and elevated living. The project’s success established Mr. Sahoo’s credibility as a developer who keeps his word and pays attention to detail.
Today, under Mr. Sahoo’s leadership, Goodwill Developers has become a name synonymous with luxury and reliability. Projects like Pristine Heights in BJB Nagar (₹1.99 crore per unit) and E-1 Grand near Panthanivas (₹2.38 crore per unit) offer discerning buyers rooftop pools, EV charging stations, and double parking. Upcoming projects—Pristine Bliss Residency on Lewis Road and Kanchan Goodwill Residency in Ghatikia—further showcase the brand’s commitment to prime locations and high-end amenities. Expansion plans in Tamando and Patrapada reflect a careful, data-driven growth strategy within Bhubaneswar’s emerging residential corridors.
Goodwill Developers has also recorded impressive business growth. From a turnover of ₹3.60 crore in FY 2021–22 to ₹16 crore in the most recent fiscal year, the numbers reflect both the brand’s rising popularity and Mr. Sahoo’s ability to scale with integrity.
Mr. Sahoo firmly believes that Bhubaneswar is not just ready—but eager—for luxury real estate. “The city is evolving. People are upgrading their lifestyles. From luxury cars to high-end retail, Bhubaneswar is embracing modernity,” he notes. While many developers focus on affordability and volume, Mr. Sahoo remains committed to crafting homes that rival those in India’s major metros.
For Mr. Sahoo, location is more than a strategic choice—it’s a core principle. “We don’t build where it’s cheap; we build where people want to live,” he emphasizes. His team focuses on projects in the city’s most well-connected and aspirational areas, ensuring not just livability but long-term investment value.
He also points to structural challenges in the sector. While he acknowledges the benefits of RERA in bringing transparency, he strongly advocates for a streamlined approval process. “A six-month delay for clearances affects the entire ecosystem. A single-window digital system with a 45–60 day turnaround is essential,” he insists.
Looking beyond Bhubaneswar, Mr. Sahoo sees massive potential across Odisha. With land rates in Puri touching ₹10,000 per sq. ft. and growing demand in cities like Jajpur, Bhadrak, and Sambalpur, he believes the next wave of real estate growth will be more geographically balanced. “Odisha is on the cusp of transformation. The opportunity is real—we just need the right approach,” he says.
To young entrepreneurs, Mr. Sahoo offers practical advice: “Work hard. Deliver on your promises. Never delay a project. Delays don’t just hurt margins—they damage trust.” In a market where reputation is everything, consistency, he says, is the ultimate brand.
At its core, Goodwill Developers is about more than luxury homes. It’s about creating spaces that are sustainable, inclusive, and future-ready. Whether it’s through eco-conscious materials, smart technology, or thoughtfully designed shared spaces, every project reflects Mr. Sahoo’s belief that luxury must also be responsible.
As Bhubaneswar grows into a smarter, more aspirational city, Mr. Deepti Ranjan Sahoo is helping define what that future will look like—one landmark at a time.
