Q1) What’s the secret of the success of Harshpriya Constructions Pvt Ltd?
Around 30 – 35 years back, Odisha was just beginning to develop. There were only a handful of good projects then, and I knew that I wanted to see a modern Odisha. I stuck to my vision and 30 years ago I did my first private project and it was a grand success.
At Harshpriya Constructions we believed in the vision for revolutionizing the Real Estate infrastructure here and to bring new & modern inspired lifestyle into the fit. Although here we were continuously inspired by modern cities such as Kolkata, we tried to merge it with Odisha’s rich art and geography. In many of our projects, you would find our buildings sprawling colossal wide than aiming only to be towering. We brought some of the first projects in Odisha that provided a sustainable infrastructure for residents of the apartments that promoted long term & holistic development of a community, alongside some world-class amenities to foster growth through modern lifestyle.
It all lies in the vision of the company and the adaptability required to do things differently, that in my opinion, would be our secret to success.
Q2) How difficult was the journey to start from scratch to the projects like Z1?
The journey to start the company was let alone quite difficult, keeping aside the journey after. I had tried businesses in other fields before realizing the vision and true purpose of my life. I took my time to understand and recognize the demand and need in the market. I had bootstrapped my first project with every little savings that me and my wife had collected over the years. We had taken a big leap of faith and started our journey. By lord Jagannath’s grace and the overwhelming support by the people of Odisha, our projects were successful and that motivated us to keep moving forward. The journey demanded a lot of patience and perseverance. In business or life, starting might be easier, but sustaining and thriving is the hard part.
It was difficult to bring the new modern technologies in tandem with the existing ones. It took time and effort for us to evolve our projects into the vision we wanted to mold it in. But one thing was constant- to differ and be better than our previous projects. That’s how we moved from smaller initial projects to colossal projects like Z1.
Q3) Did you think over plan B to counter COVID in terms of expanding your upcoming projects?
Adaptation of Technology:
At Harshpriya Constructions we ensured the construction activates to run smoothly even with fewer employees at site. So we created a process in which verification of work and giving feedback to the site supervisors can be done through digital media.
Our consultants like RKA architects used Zoom Calls and AI to help us understand the kind of work to be executed. We digitalized the tendering system of our project by asking contractors to give their quotes by video conferencing.
Most real estate businesses are currently highly dependent on physical visits, face-to-face discussions and transactions. In the connected world of the internet, industry leaders have been propagating the adoption of an omnichannel strategy.
We also introduced the Matrix strategy wherein labours could maintain social distance and prioritize the work.
Q4) How do RERA help in making your industry more transparent and accountability henceforth citizens look up to you?
RERA is a revolution in India’s Real Estate sector. It will help bring clarity and fair practices that would protect the interests of our buyers and help us forge more trustworthy and confident relationships with them. RERA seeks to address issues like delays, price, quality of construction, title, and other changes. These issues and hassles have time and again discouraged buyers to seek real estate as an investment tool and in overall limited their view to only need-based purchases. Hence RERA as a regulator will bring more transparency and accountability and boost the confidence of the buyers. Through these only genuine, trusted, and established builders may thrive which is good for the industry development as a whole.
Q5) How do you chill out beyond real estate business?
I go out to play golf sometimes. On weekends I am able to give more time to my family; so we often go for movies and family dinners. We also try to plan a vacation once a year to unwind and relax.
Q6) Will you share any big projects in the pipeline?
I feel so humbled to share that we will be doing a project under the Nilamadhab Awas Yojna where we are doing 1200 houses for EWS of society, free of cost. This is going to be done in with Joint Venture with BDA for The Government of Odisha.
Our other projects coming up in the future include both residential and commercial coming up in areas such as Baramunda, Khandagairi, and Rasulgarh.
Q7) You are a man of professionalism, what motivates you to do so at ease?
When we realize the larger impact of everything we do, we have a responsibility to conduct ourselves responsibly and refine our actions so that we become capable to serve well. More than motivation, it is our very duty to be professional by nature.
