Bhubaneswar’s hospitality landscape is preparing for a major addition. MAYFAIR Hotels & Resorts is developing MAYFAIR Sanctuary, an expansive luxury resort and convention destination designed to combine high-end hospitality, large-scale events and the cultural character of Odisha’s capital.
According to MAYFAIR’s official upcoming-properties portfolio, the project is spread across 12 acres and is planned with 400 rooms, a 4,000-seater ballroom and 28 dedicated event spaces. The hospitality group describes the property as an upcoming landmark intended to bring contemporary luxury together with the cultural soul of Bhubaneswar.
Beyond a Hotel: Building a Destination
MAYFAIR Sanctuary is being positioned as much more than another luxury hotel.
The sheer scale of its convention infrastructure places meetings, weddings, conferences, exhibitions and corporate gatherings at the centre of the project. A ballroom capable of accommodating around 4,000 guests, complemented by numerous event venues, could substantially expand Bhubaneswar’s capacity to host large-format gatherings.
MAYFAIR’s recent pre-opening recruitment communication also describes the property as featuring multiple speciality restaurants and bars, premium wellness and recreational facilities, as well as extensive banquet and event infrastructure.
Bhubaneswar’s MICE Ambition Gets Bigger
The project arrives at a time when Bhubaneswar is steadily strengthening its profile beyond being primarily known as the Temple City.
Government, industry, education, technology, healthcare and tourism-linked events are increasingly creating demand for venues capable of accommodating larger delegations under one roof. In that context, MAYFAIR Sanctuary could become an important addition to Odisha’s MICE — Meetings, Incentives, Conferences and Exhibitions — ecosystem.
The property has already been named as the venue for the 58th Annual Conference of the Society of Nuclear Medicine, India, scheduled for December 3–6, 2026, with organisers highlighting its 400-room inventory and large convention capacity.
A Project That Has Grown in Ambition
Earlier MAYFAIR corporate disclosures show that the Sanctuary project has evolved considerably during its development.
A previous company annual report described the Bhubaneswar project as being planned across approximately 12 acres with around 12 lakh sq. ft. of built-up area, a 4,000-capacity convention hall, conference facilities and an estimated project cost of around ₹550 crore. At that stage, the proposal referred to 250 guest rooms and projected around 1,000 direct and indirect employment opportunities.
MAYFAIR’s current official description now lists 400 rooms and 28 event spaces, indicating that the hospitality proposition has expanded from the project’s earlier planning stage.
Luxury Meets Odisha’s Cultural Identity
What may ultimately distinguish MAYFAIR Sanctuary will not simply be scale.
MAYFAIR says the property has been conceived to blend contemporary grandeur with the cultural character of Bhubaneswar. For a city where heritage, spirituality and modern urban development increasingly coexist, that design positioning could become central to the resort’s identity.
The location is also notable. Regulatory records identify MAYFAIR Sanctuary at Chandrasekharpur, Bhubaneswar, while earlier company documents described the project as overlooking the Chandaka Sanctuary area.
A New Chapter for Odisha Hospitality
The development represents a larger shift taking place in Odisha’s hospitality sector.
As Bhubaneswar attracts more corporate activity, national conferences, destination weddings, institutional events and business tourism, demand is moving beyond conventional hotel accommodation toward integrated destinations capable of hosting, housing and entertaining large groups.
