In a candid conversation, Suryakant shared the event that spurred his transition into real estate: “I visited a villa project for an interior assignment and saw various forms of negligence in the construction work. One particular incident, where a laborer lost his hand, deeply moved me. I realized there were significant issues in the way construction was being carried out. That’s when someone advised me, ‘You are committed to quality and integrity in your work, why not try real estate?’ That advice ignited the spark, and I knew I wanted to bring about change in this industry.”
With limited financial resources and no safety net, Suryakant took the leap into real estate, motivated by the belief that the market needed more ethical players who could prioritize quality and transparency.

Founded in 2011, Sai Bhagabati Multi Projects Pvt. Ltd. started small, but with a clear focus on quality and customer satisfaction. Over the last 12 years, under the leadership of Suryakant Pattnaik, the company has grown into one of Odisha’s leading real estate brands, known for its integrity and excellence.
The company’s portfolio today spans residential, office, retail, and hospitality projects. Despite challenges in the market, Sai Bhagabati has maintained an impeccable record, with zero cancellation in Customer’s Booking—a testament to its commitment to client satisfaction and trust.
“We don’t just build homes; we build trust,” says Suryakant. “Before we start any project, we anticipate potential problems and solve them upfront. That’s what makes us different—we prepare not just for today, but for the next 10 years.”

“Challenges arise when projects are handled by unprofessional companies,” he says. “If you manage your work with integrity, proper planning, and ethics, those challenges don’t affect you. In real estate, the biggest issues are legal hurdles and financial fraud, which create panic among customers. We make zero compromises on legal matters, which has helped us maintain our clean track record.”
Vision for the Future: Bhubaneswar’s Growth
Suryakant’s vision extends far beyond his current projects. He sees Bhubaneswar becoming a hub for real estate development in the next decade. “Bhubaneswar will surpass cities like Hyderabad in the coming years,” he predicts. “With major growth and development already happening, it’s a city ripe for investment. Investors from outside Odisha are also eyeing Bhubaneswar as a great opportunity.”
Expanding Horizons: Beyond Real Estate
Suryakant’s ambitions don’t end with real estate. Under his leadership, Sai Bhagabati Group has diversified into other sectors, with notable success. In 2017, the group ventured into the food and beverage industry with Sai Bhagabati Foods & Beverages, which produces Kingfisher packaged drinking water. Despite its newness, the business achieved a turnover of ₹2 crores in FY 2022-23, establishing itself as a leading brand in Odisha.
In 2015, the group also entered the pharmaceutical sector with Zensai Pharmaceutical Private Ltd., focusing on distribution across Odisha. With plans to establish a manufacturing plant in Khurda, the company is poised for significant growth in the years to come.
Building a Community: The Importance of Employees
Suryakant’s journey is not just about personal success; it’s also about building a community. “When we started, it was just two of us. Today, we have 86 employees on our payroll and indirectly provide work for 350 more. Our employee retention rate is around 80%, which shows we’re doing something right,” he says. Suryakant places high value on employee and vendor relationships, believing that a company’s true strength lies in its people.
Looking Ahead: A Vision for 2030
Looking towards the future, Suryakant has set ambitious goals for his company and the communities it serves. By 2030, he aims to deliver 1,000 affordable homes and create over 1,000 jobs, while growing the company’s net worth to ₹1,000 crore.
“We don’t just focus on building structures; we focus on building relationships. Our clients are like family, and we ensure that whatever we commit on paper, we deliver in reality. It’s not just a promise to our clients, but a promise to ourselves,” Suryakant affirms.
