Q1) Your journey in the business world began at a very young age. Can you share some pivotal moments that shaped your path to becoming the Executive Director and CEO of Shubhashish Homes?

 

I was fortunate to have followed the footsteps of my father whom I joined when I was only 19. It was a gratifying experience for me to have learnt a lot from watching him perform the day-to-day business, and gradually bracing myself to take greater responsibilities, on the strength of which, I went long enough to establish my real estate startup back in 2020, which was driven by the purpose of making an impact in the industry. I learnt real quick that to be a successful businessman, one had to have the habit of taking up responsibilities — bigger and bigger — including those of the Executive Director and CEO of a company. That was how I brooded myself, and here I am — endowed with all the experience, and officiating as the Executive Director and CEO of Shubhashish Homes.

As for the pivotal moments, I don’t think that there ever passed a day which I did not count as a special moment when I was to learn business from watching my father do things daily. It’s a continuous process and has no end.

 

Q2) Shubhashish Group has diversified its interests across various sectors. What inspired you to venture into real estate, particularly with Shubhashish Homes?

 

Venturing into the real estate sector had two most important reasons behind it.

First, the entry of RERA moulded the entire industry into a very organised one in which a wide window had been laid open for the investors to jump in and explore the opportunities. That was the first thing which gave us a push to move a step ahead and explore the world of real estate like never before.

Second, with the skyrocketing prices of real estate properties, the middle segment of the society was not being added to the all-inclusive group of buyers, which primarily comprised the elite class. That instilled in us a binding thought of making housing options more accessible to the middle segment of the society, so that they may not have fallen apart in the rat race prevalent in the current world. I think these two reasons were enough for us to lay the foundation stone of our real estate startup in 2020.

 

Q3) Your project, Shubhashish Geeta, has garnered significant attention for its innovative approach and eco-friendly design. What inspired the concept behind this project, and how does it align with your vision for Shubhashish Homes?

 

Shubhashish Geeta is a group housing project of Shubhashish Homes that’s spread over 9 acres of land and is endowed with modern amenities. It is the first-ever Indian project to contain pre-paid smart water metres along with providing 100% electric car charging points in the township of 390+ cars, all of which may be charged together. Besides, this project also contains over 21,000 trees and plants along with 75% open green area, and the highest per-acre water harvesting pits in the whole of North India to recharge water most naturally.

The chief purpose behind commissioning such a project was to be innovative and step out of the realm of simply providing housing options to our customers. Owning a house is one thing, but to own a house with such a variety of amenities is like having a cherry on the cake.

 

Q4) Shubhashish Homes emphasizes being nature-friendly while providing luxurious yet affordable housing. Could you elaborate on the importance of sustainability in today’s real estate market, and how Shubhashish Homes incorporates it into its projects?

 

Sustainability is a crucial thing to consider in the real estate market today. Most of the development projects of the real estate are carried on at the cost of environmental damage and serious destruction to the forest cover. Most of the houses today boast of much higher to often ingenuine prices against moderate to insufficient amenities for the buyers to consider.

To slash these problems, it is essential for realtors to create such options which might balance the environment and real estate sector perfectly. Only then will we be able to arrive at the resolution of the problem?

 

Q5) Shubhashish Geeta boasts several unique features, such as extensive water harvesting, green spaces, and smart utilities. How do these features enhance the living experience for residents, and what challenges did you face in implementing them?

 

To us, customer delight is of paramount interest. One cannot deny the importance of having access to natural water, a good plantation cover, or other utilities such as car charging points which are currently in the vogue. When the residents find unconditional access to the elements of nature without trouble, they contemplate it from the aspects of health, ecology, and the environment. As for the EV charging points, considering the shifting trend of the market towards electric vehicles, these are a must-have in any housing society today.

However, we faced certain challenges of cost, land acquisition, and customer attention towards these amenities when we began providing them. But now, things are largely alleviating.

 

Q6) Despite the challenges posed by the COVID-19 pandemic, Shubhashish Homes has shown remarkable growth. What strategies did you employ to navigate through these difficulties and achieve such impressive results?

 

Shubhashish Homes was fortunate to launch itself in the year 2020 which was itself a pandemic year. Sometime later post the second wave of COVID-19 we experienced a complete shift in the real estate market trend which moved from being a builder-centric market to becoming a customer-centric one. In such a market, to offer customer-centric services that aligned themselves completely with the customer needs was something which we exclusively consolidated. I think that has helped us immensely in navigating the difficulties.

 

Q7) Looking ahead, what are your goals and plans for Shubhashish Homes in the coming years, both in terms of expansion and maintaining your core values?

 

Shubhashish Homes aims to achieve a ₹4000 crore valuation by 2029-30, leveraging potential sales of ₹1100 crores from current projects. The focus is on exceptional customer delight, expanding to multiple cities, and maintaining sustainable practices. Core values like being nature-friendly and innovative are upheld through features like EV charging points and smart water meters in the Shubhashish Geeta project. This commitment to tech-enabled, eco-friendly homes aligns with the ultimate goal of becoming the top construction company in customer delight.

 

Q8) Finally, how do you envision Shubhashish Homes contributing to the broader real estate landscape in India, and what sets it apart from other players in the market?

 

Shubhashish Homes envisions making real estate an all-inclusive market in India, which might contain an equal number of housing options for the middle segment of society, as it contains for the upper segment. What sets us apart from other players in the market is our determination to provide the most sustainable options in the fast-growing world, today, which might maintain the equilibrium between technology and environment.
